Waterproofing/Dampproofing

Wet damp basements and crawl spaces breed mold and make below-ground interior spaces unpleasant. The problem is that typical concrete is not waterproof. Even though uncracked concrete will keep out liquid water, water vapor can still penetrate quite easily. Keeping water drained away from concrete foundations and preventing it from moving through the concrete are essential to maintaining a healthy structure over time.

Draining water away and ensuring a dry interior space below grade can be simple or fairly involved depending on geographic location, climate, topography, soil/water table conditions, and depth of the foundation. There are three components of any system designed to keep water out. These are, from the bottom up:

Drains to move water away from the bottom of the foundation
Membranes and drainage tiles to prevent moisture from moving through the wall and to route water down to the weeping tile
Grading adjacent to the building to direct surface water away

Moisture in buildings can damage finishes and furnishings, air quality and the structure itself. Financially this can lead to the depreciation of the asset and possibly lead to litigation if unchecked.

Allow adequate lead time for waterproofing. As a waterproofing subcontractor, we recommend booking before the busy season as demand can become high during the seasonal construction and rainy weather that can further delay waterproofing. Temporary measures may need to be put in place such as using a wet dry vac to sop up the water and running a dehumidifier to control the humidity.

Once the waterproofing is complete ensure that yard maintenance is kept up with and that the grades are maintained. This will help to stabilize the amount of moisture in the soil and therefore minimizing the amount of movement in the ground. Mustangs practices help to minimize these costs as we generally keep the yard in tact during the process. We also haul away the existing soils and use a fill sand in order to minimize landscaping and protect the foundation.
